Commercial leak detection in West Midlands

A West Midlands commercial survey should separate the source of water from the damage it leaves behind. ADI investigates premises across Birmingham, Coventry and the Black Country. The Walsall shop case below used a controlled dye test to connect internal water damage to a defective roof area.

A shop had water damage in its storeroom, toilet and kitchen beneath a flat roof. ADI recorded elevated moisture, although the thermal survey showed no anomalies. Inspection above found damaged or missing waterproof membrane, cracks and drainage details that allowed water to pool.

During a flood test with dye around the damaged membrane and dividing wall, coloured water appeared inside the storeroom after about ten minutes. A separate damaged ceiling area in the shop was also inspected, with membrane cracks found above; the report did not record a separate dye confirmation there.

The engineer recommended roofing and drainage-detail repairs. ADI did not carry out those building-fabric repairs, and the record does not establish their later completion.

If several tenants share a building, record the affected rooms and identify who controls each part of the water system. Arrange access to the relevant units and service areas, and explain who can approve an isolation.

Retail parks and large-format stores

For shops and trading units, discuss safe access to sales areas and service yards. Identify isolation points and explain which supplies are shared before booking an investigation.

Hospitality, education and healthcare

If kitchens, washrooms or occupied rooms depend on the supply, explain which services must stay available. Share safeguarding, induction and access requirements before booking so the investigation can be scoped with your site contact.
